New-build family home at the top of an escarpment with distant views to Epsom Downs
Planning approval was gained for a Passive House retrofit and extension of an existing house on the site.
However, after detailed cost analysis, the brief changed to a complete rebuild due to the odd rule that value added tax that is applied to retrofits, but not to new houses. Planning permission was subsequently obtained for a new build house.
However, the project was paused after the client spent most of the project budget to buy a property at the foot of their garden to protect the site's greatest asset - its views that extend to Epsom Downs in the distance.
